Minimums, hourly rates and per-task prices

Handyman work is often priced per task or by the hour with a minimum charge per visit. Several small jobs at one address fit on one invoice, one line per task.

Materials bought for the job go on their own lines at the price charged, with the receipts kept for your records.

Some handymen add a markup to materials to cover the time spent buying them; others bill the store run as its own line. Say which in the estimate so the invoice matches what the customer agreed to.

Useful lines on a handyman invoice

  • Each task. Patch drywall, hang doors, fix a gate: one line apiece.
  • Minimum or trip charge. If you charge one, shown by itself.
  • License number. Only if your state licenses handyman or contractor work at your job size.
  • Job address. For landlords and out-of-town owners billed elsewhere.
  • Materials you bought. The store total or your price with markup. Keep the receipts in case the customer asks.
  • Work outside your license. If a task needs a licensed electrician or plumber in your state, list it as subcontracted with that contractor's name, or leave it off and refer the customer.

Turning a punch list into an invoice

  1. Start with the trip or minimum charge. One line, so the rest of the bill is just the work.
  2. List each task. Drywall by the hour, doors at a set price each: whichever way you quoted it.
  3. Add materials from the receipts. One line per store run, or per task if the customer wants it split.
  4. Note the guarantee. How long your work is covered, in the notes.
  5. Take payment on the spot. Record it under Payments received and the PDF shows paid in full.

An afternoon of small repairs at one house, as the generator adds it up.

Drywall repair and door hanging attach to the house, so under Ohio's construction contract rule the sample charges no sales tax; the handyman pays it on materials at the store. States differ, and some tax repair labor, so check yours.

Payment terms: Due on receipt

Due on receipt fits work finished in an afternoon with the customer at home. A landlord with several units may prefer one monthly invoice on Net 15.

For a long list or a bigger repair, the handyman estimate template prices it before you start. Customers who pay cash will want a handyman receipt.

Frequently asked questions

How do I bill a minimum charge when the job is quick?
Show the minimum charge as one line, for example one hour minimum, and list the task in the detail. If the work runs past the minimum, bill the extra time on its own line.
Can I invoice a landlord for work at several units?
Yes. Use one line per task with the unit number in the detail, or one invoice per unit if the landlord bills tenants or tracks costs by unit.
Do handymen need a license number on invoices?
Licensing rules depend on the state and often on the size of the job. Many states let you do small repairs without a contractor license up to a dollar limit, while electrical, plumbing and gas work usually needs a licensed trade. If you hold a license, put the number on the invoice.
How do I invoice repairs from a home inspection report?
Put each repair on its own line using the report's wording, so the buyer, seller or their agents can match the work to the report, and bill whoever hired you.
